Check-in time is 3PM - Check-out is 11AM - Checkout Time Strictly Enforced. While we do try to accommodate our guests, our cleaning service must have access to this villa by 11am to properly prepare it for the next guests. Any adjustment to check-in or out times must be approved by owners in advance.
Maximum Occupancy at this Villa is 6 guests. All guests residing on this property must be registered on the rental agreement. Rental Rates are based on 2 guests. Additional guests are at an added charge. No unregistered guests are allowed on the premises without prior authorization from owners. Accurate guest #‘s are required at this property and verified by maintenance/management during your stay. Guest(s) shall not invite or allow visitors or others onto the premises or allow use of pool facilities without prior notice and written agreement with Property Manager/Owner. If you have friends or family joining you for part your stay, please let us know when reserving.
Monthly Rentals are checked in on the FIRST day of the Month and checked out on the LAST day of the month. Housekeeping must have one full days' access to this villa to properly prepare it for the next guests.
* Reservations may be cancelled for refund up to 60 days prior to check-in date. $400 cancellation fee applies
(6 guest Maximum) .
* Cancellations for any reason from 60 days prior to check-in are non-refundable. No refunds due to weather, however during a mandatory hurricane evacuation, we will make every attempt to reschedule your dates.
* Late cancellations, No Shows and early departures will NOT receive a refund.
(*All utilities are included for guests minimal usage amounts not to exceed the amount of $35 per week. Renter's usage over this amount is at their own expense and will be deducted from Security Deposit. Pool is electric heat, and a solar cover is provided.
Meter for Electric will be read upon entrance and exit. Electric allowance of $35 per week, is included. Any overages to be deducted from the security deposit at $.12 per KWH as verified by the electric company. (As a courtesy, we do verify your electric use on a daily basis, and can email you when high overages are occurring, for your convenience.) Add'l overage usage will be deducted from Security Deposit.
* Pool Electric heat costs are NOT included and will be an additional cost of $75 .(Set to 85 degrees)
* Use of Pool heat will significantly increase your electric. If you require use of the pool heater, charges will apply depending on your usage, and will be deducted from your security deposit.
Deposit & Security -
25% Deposit due upon booking. Balance due 60 days prior to check-in.
$800 Security deposit - (Refunded after check-out inspection within 14 days.)
A Credit Card on file IS required for security, to rent this property.
$800 (Refundable) Security Deposit is required for all rental obligations including damages and expenses incurred for repairs or damage to the rental home, excessive cleaning required, in the event of any missing or damaged items. This includes overage Electric bills over the usage amount of $35 per week .
Security deposit includes if evidence is found of smoking in a non-smoking home, (please smoke outside only) evidence of pets without approval, or unauthorized guests or "large special event gatherings" without prior approval. Violation Fee of $100 will apply.
Guest Legal Duty, Responsibility and Release:
Guests are required to take care of the property. Guest shall exercise safe conduct and comply with this agreement and the Rules of the premises. Guest shall actively and effectively supervise and control activities occurring on or related to the premises. Damaged or missing items will be charged at the replacement value plus labor to the credit card/security deposit used for the reservation.
As the canalway and pool are open and unfenced , this villa is not recommended for children under 6 years. Swimming/boating is at your own risk! Owners/managers will not be held liable for accidents on this property.
Refunds or Breakdowns
Any and all refunds are at the discretion of the Owner/Property Manager.
No refunds at Guest’s decision to terminate occupancy earlier than agreed. though this home and all amenities are very new, no appliance, air conditioner, pool, pool heater, or any other item on the premises is guaranteed. Under no circumstances will there be a reduction of rent or refund for loss of utilities, mechanical failure of air conditioning, heating unit, dishwasher, washer, dryer, TV, VCR, blender, toaster, or other appliances. This property is very well maintained and we make every effort to insure your comfort. In the unlikely event of repairs required, Owner/Property Manager will make every effort to do so in a timely manner. Our guests comfort and satisfaction is our priority.
